Located within Overtown and the Wynwood Arts District, in the center of the City of Miami, the proposed redevelopment of Rainbow Village promises to broaden the focus from a mixed-income housing development into a new mixed-income/mixed-use urban district focused on the arts, education, culture and innovation. Overtown, one of Miami’s oldest historic neighborhoods, has continued to grow and evolve offering its diverse population a thriving historic, arts and culture scene through its many community gardens, historic buildings, and cultural centers honoring the distinct past of Historic Overtown. Known for its many colorful murals, Wynwood is one of the city’s most happening districts.
Within this context, Zyscovich’s Master Plan and Design for Rainbow Village replaces two garden-style public housing developments - Rainbow Village Apartments and Gwen Cherry 23C - on the corner of NW 20th Street and NW 3rd Avenue and connects the new development with nearby MANA Wynwood and the Overtown community to create a unique urban neighborhood district focused on the arts, culture, education, and innovation. This more comprehensive, holistic planning approach includes over 1900 new residential units in addition to those elements that help a community thrive— a new MDCPS K-8 Magnet School; 1.5 acre Neighborhood Community Park; community gardens and green rooftop terraces; a community center and arts and culture museum; recreation and wellness spots; tech hub centers; access to new retail opportunities within the neighborhood and along a newly extended 5th Street boulevard (e.g., grocery store, cafes, pop-ups); a shared kitchen incubator to support the emerging culinary scene in Overtown and Wynwood; and community-oriented services (e.g., childcare center and health center), all within walking distance from a variety of public transportation options. The development team commits to certifying the development under a distinguished Green/Sustainable program (i.e. LEED, National Green Building Standard, NGBS, or Florida Green Building Coalition).
