Mayport Fitness Center

Mayport, FL

Zyscovich, as part of a Design-Build team, provided the design for the construction of the Mayport Fitness Center renovation and addition at Naval Station Mayport for the Morale, Welfare and Recreation (MWR) department. The project included a new 50-meter indoor swimming pool with two movable bulkheads and a Search and Rescue (SAR) Training area; two indoor multi-purpose basketball courts; two indoor racquetball courts; a spin room; full locker facilities; showers; a steamroom; and a sauna. The facility also includes a child care facility. The project is LEED Gold certified and incorporated ATFP design.

Within the fitness center’s compact 102,300 SF footprint, program areas are organized around a primary community gathering area located just past the main entry. The design and adjacency requirements outlined in UFC 4-030-01 are utilized in space planning around a central volume, which links the primary spaces. Rooftop clerestory windows and translucent roof monitors distribute an impressive amount of daylight throughout the large volume spaces, such as the entry, gymnasium, natatorium, and fitness area. Additionally, the created internal openness eases surveillance and supervision, and helps connect the interior activity spaces to the exterior environment.

Located at the center of the Personnel Support Functional District, the facility was designed using simple, clean, contemporary elements and sustainable strategies in keeping with the Installation Appearance Plan (IAP). Through the use of modern architectural elements such as glass, concrete, and metal roofing accents, the new physical fitness center is a handsome addition to the existing Mayport buildings while providing a visually prominent civic presence along Bailey Avenue. Additionally, the construction and phasing approach enabled enhanced safety during and after construction, enabling full operational function of the existing facility at all times and rendering a virtually completely new, state-of-the-art facility for the installation upon completion.

The project was featured in The Military Engineer article “Increasing Asset Value Through Creative Solutions.”
